Rental Service Disclosure
TERM: During the term of the agreement Agent may show up-to 3 properties. The agent may show more than 3 properties during or after this agreement at the discretion of the Agent. Homes that the customer applies for or forgo are counted as homes previewed. The customer will select any and all properties available from agent’s resources to view.
LOCATOR FEE AND SERVICE DESCRIPTION: The agent acknowledges receipt of a service fee in the amount of $350.00 Dollars for services rendered, due at first meeting after selecting properties to view and is non-refundable. Payment accepted by credit card through Stripe.
(a) Services include but are not limited to showing the customer 3 (three) properties that they find suitable to view.
(b) Submitting all offers to lease for the customer.
HOW THE $350 FEE WORKS:
The $350 is payable to City Chic Real Estate, non-refundable, and due once you have chosen up to 3 of your favorite properties from our inventory, and before getting in the car.
At broker/agent’s discretion, under certain circumstances, we will take you out on a second showing appointment to view an additional 2 properties at no additional charge.
Disclosure: The $350 retainer is the ONLY fee to City Chic Real Estate. You are responsible for your application fee(s), security deposit, first month’s rent, parking, move-in, and pet fees (if applicable), which are paid to a 3rd party.
BROKER/AGENT’S DUTIES:
(a) The agent shall use their professional real estate knowledge and skills to locate property, which is available for rent. The customer shall select properties to view from the agent’s inventory.
(b) Agent will show properties within parts of Maryland, Washington, D.C. and Northern Virginia.
(c) Agent will deliver applications immediately upon completion of the rental tour the next day. Should customer decide on a later date to submit application, agent can make no guarantee to the promptness of delivery.
(d) Please note that agent does not show the same property twice. Please be sure that ALL people involved in making the decision in choosing your rental homes are at the appointment. Any repeat showings for the same property will be charged $50.00.
CLIENTS DUTIES:
(a) The customer shall bring completed application to appointment and supply Agent with pertinent information such as financial or personal data needed to fulfill the request of the application, including a Money Order or Cashiers’ check for the application fee.
(b) Pay the agent the service fee by credit card prior to appointment. No cash or checks please.
(c) Be available during Agent’s regular working hours.
BY APPOINTMENT ONLY:
(a) Appointments are set up for the purpose of selecting and viewing property.
(b) If the first appointment proves to be unsuccessful in finding the right property, customer will be responsible for contacting agent for information on new rentals and scheduling an appointment prior to the expiration of agreement. Agent will show up to two (2) additional properties on a second showing appointment at the agent’s discretion.
PURPOSE:
The agent shall help customer locate the following types of rental property: House, Townhouse, Row house, Basement Apartment, Lofts, Condominiums and Selected Apartment Complexes.
DISCLAIMER: The customer acknowledges that the Agent services are used solely for the purpose of assisting the customer in finding a suitable property and assisting with delivery of the application. The Agent is not an attorney, tax advisor, lender, appraiser, surveyor, structural engineer, home inspector or other professional service provider. The customer is advised to seek professional advice concerning the condition of the property or concerning legal or tax matters. It is also advisable that the customer call local Police department for crime statistics if there is a concern regarding crime in any area. Agent is legally prohibited from commenting on crime or racial demographics. The agent makes no warranties as to the condition or the actual availability of any rental properties shown during the agreement though agent will make every effort to determine availability.
*Once agent has shown the properties and client has decided to apply for a rental home that was shown during the tour, please be aware that the unit is not exclusively yours to rent until your application is accepted and all parties and the landlord/owner has signed the lease (this excludes apartment complexes)*
EQUAL HOUSING OPPORTUNITY: Properties shall be shown and made available to the customer without regard to race, color, religion, sex, handicap, familial status or national origin as well as all classes protected by the laws of the United States, the State of Virginia, Maryland, Washington, DC and applicable local jurisdictions.
APPOINTMENT CANCELLATION: Please call or email Agent 24 hours in advance to cancel an appointment. Cancellation must be made by calling the agent, no emails. A $50.00 fee will be charged if a 24-hour notice is not given to cancel the appointment.
MISCELLANEOUS: This agreement constitutes the entire agreement between the parties and supersedes any other oral agreement between the parties. This agreement can only be modified in writing when signed by both parties. Any personal checks deposited by our firm that come back to us due to insufficient funds or closed accounts or stop payment will be charged a $50.00 fee. This agreement is in full force and effect from the date of first meeting and when all signatures are obtained.
